Property booking procedure by Phuket Hello.
Step 1. Choose and decide on a property for rent. All prices are stated and fixed in Thai Baht. You can clarify the price in euro / dollar / other currency by exchange rate (in Google as example). The exchage rate may change with time. The rental price is fixed in Thai Baht only.
Step 2. After agreeing by email or by WhatsApp all the details of the rental housing, send us a copy (photo) of your passport and preferably tickets, as well as indicate the exact number of people and the age of children and /or necessary details / notes.
Step 3. Having received the documents from you, we draw up and send you an agreement on the reservation of the chosen property, where we indicate what exactly you are booking and for what dates, at what price, the address of the property, a link to the listing on our website, as well as the details of the rental: the amount of the prepayment, the amount of the security deposit , what is included in the price (cleaning, wifi, cable TV, etc.) and what is paid separately (costs for electricity and water, taxi transfer or so on). We also indicate tariffs for electric and water consumption. In the agreement we indicate the name of our company, its address, its registration number in the business register of Phuket (Thailand), the details of our company and all the contacts of our managers. The agreement is sent to you by email in the form of a scanned document signed by the director of the company and stamped.
Step 4. Together with the agreement, an invoice for payment is sent to you. The invoice is paid at any bank by money transfer (PayPal or WiseTransfer can be considered too). We don't accept credit cards, sorry. The invoice contains the amount in Thai Baht.
Step 5. You can make online bank transfer to our company's account / property owner's account using an invoice, after which please send us a scan / a photo from the phone of a payment order, a bank receipt or the document that the bank provided for prove. Within 1-3 days we will receive your transfer and we'll make receipt of the payment & booking confirmation. The receipt shows the amount in Thai baht that was “actually” transferred to our account, taking into account all commissions and currency conversion. All bank fees / or bank commissions are paid by payer only. All documents are sent to email and confirmed by WhatsApp.
PLEASE NOTE. LongTerm contract (3-6-12 month rental) is signed by owner of the property or it's represantative AND more often the draft of the agreement is provided by owner with his details like name / ID # / address / tel / email and Thai Bank account number (sometime european bank #, in case it's convenient & agreed by both sides). The full responsibilty of the rental belongs to the property owner only, all amounts paid by tenant belong to the owner. Agency is a witness and plays the role of a third party to help both sides on agreement and negotiations.
